  • rural in agriculturally undeveloped area (ranching fine)
  • 5+ acres (20 or more preferable)
  • direct sun throughout the day, summer & winter
  • perennial stream or spring
  • no further than 3-5 miles from small town & 30 from a city (flexible depending on location)
  • existing structures fine but not necessary
  • hot spring a big plus

I may also consider trading for a large city lot in the Boise North End or foot hills.
